Frequently asked questions

How is this different from a valuation (tasación)?
A valuation estimates a monetary value for the bank granting the mortgage. A home inspection doesn't give you a price. It assesses the property's real technical condition (structure, installations, defects), which a valuation usually doesn't cover in detail.
Are you independent?
Yes. We have no ties to estate agents, sellers or any other party to the transaction. Our only aim is to give you an objective technical assessment of the property's real condition.
Why have an inspection if the property “looks fine”?
Because many serious problems can't be seen with the naked eye. Damp, faulty installations or even structural cracks can be hidden behind a recent renovation or a fresh coat of paint.
Can I use the report to renegotiate the price?
Yes, that's one of its most common uses. A technical report with documented, photographed findings gives you an objective basis to ask for a lower price or for the seller to fix issues before signing.
Do you include an estimate of repair costs?
No. We focus on a rigorous, independent technical diagnosis. With the report you can ask professionals for real quotes for each repair.
Do I need to be present at the inspection?
No. The seller or the agency just needs to give us access on the agreed day; we carry out the inspection and send you the full report.
How much does the inspection cost?
