How we work

  1. Scoping meeting

We define which assets are audited, the deal timeline and the required report format.

  2. Document review

Permits, municipal files, stamped projects and existing certificates.

  3. Technical verification

Cross-check between what's built and what's authorised under the municipal zoning plan (PGOU) in force, plus compliance with technical regulation.

  4. Committee report

Conclusions ranked by risk, ready to feed into the investment decision.

Frequently asked questions

What is a planning feasibility analysis?
It's a technical study that determines what can be built on a specific plot under the planning rules in force: maximum buildable area, permitted height, setbacks, uses and possible restrictions. It's a key step before buying land or committing to an investment in an asset, whether new build or renovation.
How is it different from a certificate from the town hall?
In timing and in nature. A municipal planning certificate (cédula urbanística) can take weeks or months; our report is delivered within the timeline agreed for the deal. It's an informative technical report and does not replace an official certificate, which we can help you apply for if the deal requires it.
Who prepares the report and what is it based on?
It's prepared by architects who work with Costa del Sol planning rules every day. We analyse the zoning plan (PGOU) and planning instruments of each municipality, together with the file documentation, to give an up-to-date answer tailored to each asset.
Can you audit a portfolio of several assets at once?
Yes. Scope and timeline are defined at the initial meeting, based on the number of assets and the deal's deadline.
Does the report work as a formal document for an investment committee?
Yes, it's written specifically for that purpose: clear conclusions, risks ranked by priority, and verifiable document references, not just a technical description.
Do you work under confidentiality on the deal?
Yes, it's standard practice to sign a confidentiality agreement before starting the review when the deal isn't yet public.
What happens if you find unlegalised works?
We flag them in the report with their risk level and explain the possible routes: a legalisation application, if the works comply with current rules, or recognition as asimilado a fuera de ordenación (AFO), if they can't be legalised but the period for the town hall to take action has expired. If you need it, we can handle the application.
What happens after the report?
You'll have a clear view of the risks and the next steps. If you need it, we support you in the following stages: permit applications, regularising what was found, or developing the project.
