What is the Passivhaus standard (passive house)?

Passivhaus ("passive house") is a German building standard of exceptional energy efficiency, driven by the Passivhaus Institut in Darmstadt, Germany.

It is based on objective, measurable technical criteria that are verified with official software and checked on site with a Blower Door airtightness test.

Our founding architect is a Certified Passive House Designer, an official accreditation from the Passivhaus Institut that certifies the training to design buildings in line with the demanding criteria of the standard.

How it's achieved

The 5+1 Passivhaus principles on the Costa del Sol

To the standard's five principles we add a sixth, solar protection, because in a warm climate like the Costa del Sol's the challenge is not only keeping heat in during winter, but keeping it out in summer. Each one is calculated, built and verified against measurable criteria.

  1. Continuous thermal insulation

    An envelope with no gaps across facade, roof and slab, calculated for the specific climate of the plot.

  2. Airtightness

    A sealed envelope verified with a Blower Door test: n₅₀ ≤ 0.6 air changes per hour.

  3. Heat-recovery ventilation

    Constant fresh air, recovering up to 90% of the energy from the air being extracted.

  4. No thermal bridges

    Every junction — corners, floor slabs, window frames — resolved to eliminate energy leaks.

  5. High-performance windows and glazing

    Double or triple glazing, oriented and sized according to solar exposure on each facade.

  6. External solar protection

    Shading elements placed strategically according to the building's location and orientation.

How we run a Passivhaus home project

  1. Feasibility study

    We assess the plot, orientation and budget to confirm whether the standard is viable and what the real extra cost looks like in your case.

  2. Bioclimatic design and PHPP modelling

    We design the building envelope and simulate its energy performance with the Passivhaus Institut's official software before anything is built.

  3. Construction with airtightness control

    We supervise the build with special attention to critical points: junctions, window frames, service penetrations.

  4. Blower Door test and certification

    We verify the building's real airtightness and, if you choose to, we support you through the official certification with the Passivhaus Institut.

Frequently asked questions about Passivhaus

Is Passivhaus suitable for the climate of the Costa del Sol?
Yes, and especially well adapted. The Passivhaus standard works in every climate. In Marbella, Estepona, Benahavís, Sotogrande and the rest of the province of Málaga, the main challenge isn't the cold but the summer heat. A Passivhaus home in a Mediterranean climate drastically reduces the need for air conditioning and keeps the interior cool with minimal energy use.
How much more does it cost to build to the Passivhaus standard?
The extra cost depends on the project; as a guide, it usually falls between 5% and 15% over a conventional build of equivalent quality. That extra cost pays for itself through energy savings over the life of the building, and you also get a home of higher asset value, a better energy rating and greater comfort. We calculate the extra cost for your specific case as part of our villa design and project management service.
Can the Passivhaus standard be applied to a renovation?
Yes, there is a specific variant for retrofits called EnerPHit, with criteria adapted to existing buildings. It's common in full renovations where a large part of the building envelope is replaced. We assess it for homes in Marbella or Estepona as part of our renovation and refurbishment service.
What is the difference between an efficient home and a Passivhaus home?
An efficient home improves on the minimum regulations, but without fixed criteria or independent on-site verification. The Passivhaus standard is a highly rigorous design methodology, with independent verification through an airtightness test (Blower Door Test) that guarantees the building performs exactly as calculated.
What does it mean to be a Certified Passive House Designer?
It is a credential awarded by the Passivhaus Institut in Darmstadt, Germany, the body that developed this standard worldwide. Certified professionals have completed specialised training and passed an official exam. It guarantees that whoever designs your home has the specific technical skills to do it correctly, using internationally recognised calculation tools. It is the accreditation held by our founding architect.
How long does it take to certify a home as Passivhaus?
Certification accompanies the project from start to finish: it begins with the design and concludes after construction with on-site verification, including the Blower Door Test. The design itself needs no more time than a conventional project if the architect is trained to work with this standard from the outset. Is Passivhaus design the same as Passivhaus certification?
